How do I request Maintenance services?
Call the Facilities Service Desk (FIXT) directly at (713) 500-3498. When
reporting maintenance needs, please provide the following information
so we can respond in a timely and efficient manner:
• Name of the building
• Room number or location where the problem exists (be specific)
• Explanation of the problem (be specific)
• Name and phone number of contact person
What should I report?
Everything! If the reported item is not currently funded to be repaired
or replaced, it will be placed in the Deferred Maintenance Backlog Report.
Why? The Maintenance operating budget is not funded to cover major building
systems maintenance such as entire roof replacements, HVAC system renovations,
or electrical system upgrades. This work (deferred maintenance) is placed
on the university’s deferred maintenance request list. Request for
funds from the State are made annually. At this time, the campus deferred
maintenance backlog is estimated to be more than $60,000,000.
The Deferred Maintenance Backlog Report is a critical element in
• assessing the overall condition of your building
• assessing the adequacy of current funding level
• supplying information when requesting special project funding
from the state
Are requests affected by maintenance priorities?
Yes. Maintenance priority lists ensure the effective use of scarce resources.
The priorities represent the relative importance of various maintenance
activities.
For example, activities that affect the life safety of the campus community
are considered more important than routine maintenance that only affects
aesthetics, such as painting. The categories, in priority order, are:
1) Fire, Life Safety, Environmental health, Regulatory
Maintenance of building systems involving life safety and mandated regulatory
compliance
2) Building Preservation
Maintenance required to avoid deterioration of building systems such as
roof leaks, plumbing leaks, heating and cooling.
3) Program Support
Lighting, electrical service, lock repair, lavatory plumbing, sewers, specialty
systems supporting laboratories, classrooms, lecture halls and auditoriums
such as compressed air, compressed gases, fume hoods, writing boards, seating.
4) Special Departmental Requests (usually at departmental expense)
Requests from departments that do not fall into one of the above categories
such as maintenance of departmentally owned equipment, moveable furniture
and specialized systems not part of the building infrastructure.
5) Aesthetic
Interior surface finishes such as ceiling tile, drywall, painting and floor
coverings.
